Las Vegas and Henderson Real Estate-Condo and Home Selling

The real estate agent you choose is one of the most important decisions in the home selling process; you don't want just anybody representing you when selling your Las Vegas or Henderson real estate, whether selling a condo or luxury home. Henderson and Las Vegas Real Estate Seller Tips

The first impression makes a difference. Visually appealing real estate attracts more buyers than uncared for homes. Preparing for showings takes time and care, and there are a few things that stand out when a potential buyer first sees your home:

·         Your lawn. Is the grass cut?

·         The yard as a whole. Do you have clutter lying around?

·         Bushes. Are they trimmed and neat?

·         The garden (if you have one). Have you weeded it?

·         The house. Are your steps, windows, railings, doors, and more washed and clean?

·         The paint. Have you recently painted any chipped or faded areas?

·         Your garage. Is there unnecessary clutter?

Cleaning makes a difference! A dirty home looks like a home that has not been cared for. Buyers notice when things aren't in order and look unfavorably upon clutter, leaky faucets, squeaks, and more. Remember to do the following when preparing to show your Las Vegas area home:

·         Clean (shampoo) carpets.

·         Clean bathrooms, including toilets, tubs and showers. Hang fresh towels.

·         Oil squeaky door hinges.

·         Fix light switches, broken hinges, and other minor repairs.

Be open to suggestions. You have an emotional investment in your home and therefore cannot see it objectively. Let your real estate agent offer you advice about how to make your home more marketable; they are the experts. 

Smell around. Buyers who smell something odd are unlikely to make an offer. Smoking and pet odors are a big turn off, so get rid of those odors and all evidence that they were ever there. If potential buyers see evidence that you own pets or are a smoker, they will scrutinize your home more carefully for odors and stains.

A bright, open home is more desirable. Keep shades and draperies open and turn on all lights in and outside of your home or condo.

Minimize your personal items that are lying around the house. Potential buyers like to picture themselves and their families in the home, and having too much of your things can make them feel like they are intruding on another person's Las Vegas / Henderson condo or house. Keep things stashed away for cleanliness and simplicity, and decorate in neutral, non-alienating colors.

Go somewhere. Buyers don't like the owner hovering over their shoulder and are more inclined to spend time there if they don't feel like they are interrupting your activities. If you absolutely must be at home, remain as low-profile as possible.

Don't let your emotions get in the way of a deal. As we've said before, you have an emotional investment in your Las Vegas or Henderson home, but you can't let that stop you from making a smart deal. Stay business-like throughout the process.
